Broome Boulevard Stage Two

Set in the sub-tropical tourist destination of Broome, this project was the second stage of the refreshingly spacious Broome Boulevard Shopping Centre.

KPA’s scope included a new Target Discount Department Store as well as specialty shops, extended mall and a grand new entry statement, to make Broome Boulevard the main shopping centre for the local area. The car park was expanded to over 700 cars and the access to the centre was made easy by the installation of a new roundabout off Frederick Street.

This project was a return to the construction methods utilised by KPA in its work during the 1980’s and 90’s on shopping centres in the North West. Design for cyclonic conditions, heavy rainfall and flooding were necessary architectural considerations. The design for the extension was required to address the iconic ‘Broome Style’ of architecture. Although in stark contrast to the materials and construction methods normally used for shopping centres, a pitched roof with feature gables, lattice and custom-orb cladding were included, complementing the Stage 1 design. The mall interior included origami-inspired raking ceilings, which are flooded with natural light through skylights, taking full advantage of the beautiful local weather.

In addition, KPA and QPM (Quality Project Management) were involved with a ‘Broome Style’ Woolworths Petrol Station, adjacent to the shopping centre.

Bethanie Esprit Apartments

This project comprises of two separate two storey apartment buildings and associated site-works, which provide a total of 26 one and two bedroom apartments adjacent to the recently completed Clubhouse and Workshop. The apartments have been fully documented by KPA Architects and are currently awaiting construction.

Externally the building is linked to the Clubhouse via landscaped pathways, providing easy access to the gymnasium, heated swimming pool, workshop, outdoor pizza oven and bowling green.

Our design philosophy was to provide a design that recognises the physical, social, psychological and spiritual needs and aspirations of retirees and the financial and long term economic development considerations.  These considerations are incorporated within the master plan and building designs in a holistic, integrated manner providing urban clarity, security, comfort, appeal, identity and a sense of “pride of place”.

Bethanie Beachside Villas

This project is a two storey apartment building and associated siteworks, which provides a total of 41 one and two bedroom apartments adjacent to the recently completed Clubhouse.

Externally the building is linked to the Clubhouse with a covered walkway, providing easy access to the Beachside gymnasium, heated swimming pool, outdoor pizza oven and bowling green.

The apartments are designed to provide residents with the option of independent living or, alternatively, residents can take advantage of the adjacent clubhouse and have their meals and laundry needs provided. In plan the building forms an ‘L’ with the long axis aligned east – west and the shorter axis aligned north – south, maximising solar access and capturing cooling south west breezes, resulting in an effective and welcoming passive design. All apartments are designed with views to the adjacent natural bushland, or to intimate courtyards separating the development from the clubhouse. Natural materials, a contemporary style and a relaxed colour palette will all contribute to the holiday, seaside aesthetic.

Clever use of the steep site has resulted in universal access being provided to the whole facility.

Peel Stage 2

The proposal comprises of two new two storey senior community housing buildings which provides an additional  98 one and two bedroom apartments to the 96 apartments completed in stage 1.

The new building together with the existing stage 1 are complimented with numerous residential features including arts and crafts rooms, fitness/gymnasium rooms, a café meeting place and hairdresser and the existing auditoria will be significantly increased in area. Externally the buildings are linked with a louvered walkway linking facilities such as a children’s playground, alfresco area, putting green, BBQ area and gardens.

Our design philosophy was to provide master planning and design that recognises the physical, social, psychological and spiritual needs and aspirations of retirees and the financial and long term economic development considerations. These considerations are incorporated within the Master Plan and building designs in a holistic, integrated manner providing urban clarity, security, comfort, appeal, identity and a sense of “pride of place”.

Clear, clever site planning achieved maximum yields for Bethanie Community Housing in Peel while maintaining a high level of environmental responsibility and sustainability. Functional and well thought out designs provided practical solutions of high standard and aesthetic appeal, along with our usual energy efficient and water wise solutions.

Koh-I-Noor Contemporary Aged Care

Named after the diamond in the Crown of Queen Elizabeth, this development involved the demolition of an existing aged care facility and replaced with the new construction of ‘Koh-I-Noor Contemporary Aged Care’.

The new facility is two storey’s, specifically designed with 80 aged care and dementia care beds. New amenities include activity and dining areas with intimate domestic kitchens for residents to enjoy. These are complemented with a commercial kitchen, laundry and staff areas. There are views and access to dementia wandering gardens and internal courtyards throughout the building.

The external design reflects the residential nature of the surrounding suburb of Wembley. It sits comfortably within this context, having consideration for the neighbours. Artwork is integral to the architecture, creating a stunning natural entry from Pangbourne Street.

This project received Winner for ‘Residential Aged Care Project of the Year’ at the Eldercare Innovation Awards 2019.

Stargate Kelmscott

The works at Stargate Shopping Centre in Kelmscott began as proposed additions and alterations to an existing neighbourhood centre and throughout the course of the project the scope expanded to include one new restaurant pad site and later, one new retail pad site.

The original dated facades and entries were replaced with crisp new parapets and modern blade-style entry statements. A corner of the building was removed to create a sundrenched alfresco area, surrounded by lush landscaping. The resurfacing of the existing car park and the establishment of secure staff parking have increased amenity for patrons and employees alike. To address the low ceilings and darkness in the existing malls, three new skylights were added. A combination of natural light and new designer fittings now illuminate the new curved bulkheads and the realigned, retiled malls. The two new pad site buildings are located on a prominent corner of the site, on Albany Highway and create a ‘main street’ presence.

The works to both the building and the car park were staged to allow for continued trading, even throughout the installation of the large new skylight structures directly outside the Coles and IGA Supermarkets. Continued trading and the delivery of significant cost benefits were enabled by the substantial reuse of the existing building.
