Bethanie On The Park

Bethanie on the Park is a retirement estate located in Menora, owned and operated by the Bethanie Group. The original Clubhouse building was constructed in a similar style to the residential units, housing administration and communal facilities with an open central courtyard.

To create additional facilities and to provide a modern statement on arrival, KPA was appointed to undertake an internal and external refurbishment, as well as some alterations to the building envelope.

On approach, visitors are greeted by a stone-clad porte-cochère, which utilises the existing structure to create a functional statement. The external walls have been rendered and new entry signage added. Internally, glossy travertine flooring stretches through the expansive entry foyer, past the refurbished reception and offices to the right and through into the community facilities. In place of the original central courtyard sits the new reading deck, library and IT nook. The ethereal illumination of the coffered ceilings contrasts with the bamboo floor boards to create a peaceful and inviting space. The dining and bar areas extend through bi-fold doors into new alfresco and barbeque areas, creating flexible, trans-seasonal spaces in which residents can socialise. Amenities including a physiotherapy room, hairdresser, staff room and toilets have also been relocated and upgraded, together providing a high quality asset for the residents and the Bethanie Group.

Eaton Fair Shopping Centre

Eaton Fair is a regional shopping centre located between Bunbury and Australind, originally consisting of a Woolworths Supermarket and specialty shops, positioned along an air conditioned mall.

The Eaton Fair Redevelopment has seen the existing centre more than triple in size. The extension of the existing air conditioned mall is lined with new retail specialty shops as it runs from the existing mall through to a large forecourt to the Kmart Discount Department Store. A perpendicular link mall spills out to a new open-air ‘main street’ pedestrian mall, with a visual link to a new conditioned mall and a new Coles forecourt, with further specialty shops.

The main street mall is lined with retail and food tenancies, full length skylights above drench the space in natural light and dramatic ribbon-inspired entry statements dance at each of its ends. To the north, a grand new town square surrounded by restaurants, cafes and a small bar, opens out to local recreational space and Shire Offices, creating a lively community hub.

Most of the parking for the development is located on the deck above, which created a number of challenges, including access, skylights, services and provision for future development, all of which KPA worked hard to address. In addition, 12 residential apartments are located over two levels, on the parking deck, looking out over the town square and adjacent open space.

Kwinana Marketplace

The original Kwinana Hub Shopping Centre was built in the early 1970’s and extended in the 1980’s.

Approximately 20 years on, it had become a dated and disconnected shopping centre in need of major redevelopment. KPA worked on this project for several different clients for approximately 10 years prior the Kwinana Marketplace Redevelopment commencement proper, including extensive master planning exercises.

The age and layout of the old shopping centre added to the complexity of a project of this size and nature. There were massive additions, alterations and services upgrades involved in the project, in addition to new works including a BIG W Discount Department Store, specialty shops, malls, food court, main street shops and a Dan Murphy’s store. The existing building has been refurbished to tie in with the new extensions; including modern new facades, contemporary interior finishes, new entries, amenities, car parking and landscaping.

The centre was substantially open and trading in November 2012 and at that point it was sold to new owners, Shopping Centres Australasia Property Group. In June 2013, Fabcot’s Kwinana Marketplace Redevelopment was honoured with the City of Kwinana’s ‘City Award’, being recognised as a key component in the revitalisation of the Kwinana Town Centre. KPA Architects is exceptionally proud of its role in this project and the delivery of a very good result for Fabcot.

Bethanie Gwelup Aged Care

Completed in March 2017, this state of the art Aged Care Facility situated in Perth’s north-west provides 112 specifically designed high care and dementia en-suite bedrooms.

Ancillary rooms include a hair salon, library, social rooms for arts and crafts, treatment rooms, café and dining rooms. The external façade of the facility also reflects the quality of design within, with a mix of elegant materials from stonework, facebrick, aluminium cladding and metal roofing.

With designed sustainability in mind, the waste water is retained from the industrial washing machines and used to reticulate through surrounding landscaping, which in turn saves water and reduces running costs. The power provisions for these buildings are predominantly self-sufficient with over 680 PV (Photo Voltaic) modules situated on both roofs.

The new worship centre and community outreach facilities developed in conjunction with the Lake Gwelup Christian Church, will significantly enhance the quality of life for residents, staff and the broader community of Gwelup. The co-location of the church facilities with the aged care facilities will foster an ongoing relationship and sense of belonging between a vast range of people, resulting in a strong spirit and support network amidst a multi-generational, multicultural community.
